Concept – Mixed-Use
on highly compacted base

The project has been developed by Blank Architects with my direct participation as a leading architect.

This highly complicated and multi-function building will be unique in Ulaanbaatar, the Mongolian Capital. It is located on a rectangular plot, a fifteen minute car ride to Sukh Bataar Square, which is considered the center of Ulaanbataar.

The project aims to highlight the area, initiate its development and contribute to its recognition as a new destination in the city. With its 18 stories the building will be visible from different points of the city and will form its modern skyline.

The highly compacted base is taken by the shopping center with the fourth floor completely devoted to entertainment, such as a multiplex cinema, kids' entertainment center, a trendy night club, and a fitness center. Incorporated multilevel parking lot with two underground levels has about 400 parking places. Three towers top the building, the first one includes apartments, the second one two A-class offices, and the third one a 5-star hotel.

All three towers have easy access to the shopping center's rooftop, where the hotel's restaurant terraces are located, a relaxation area onto which an office canteen opens out, and more private pockets of space for the exclusive use of the apartment's inhabitants. The heart of this roof is a sunken plaza that will feature an open air public space accessible to shopping center customers.
The architecture of the towers can be described as modest. The forms are modern and, and appear quite simple in comparison with the organic-based roof design from which they rise up.

Their facades resemble function, the windows shape and sizes allow for the easy identification of the tower's function. So the hotel has horizontal windows, with a principle of one window per one room, the offices are covered with a glass curtain wall allowing for maximum daylight, and the port-fenetre windows reveal apartments.
